The second thing that defines Post Falls is proximity. Liberty Lake is about seven miles west, Spokane Valley about twelve, downtown Spokane about twenty-five. A meaningful share of the people buying here work on the Washington side and live on the Idaho side, which is a specific financial situation that a lender either understands or does not.
Those two facts drive almost everything about how a Post Falls loan should be structured.
